    Exactly.

    Where you think it should be priced is only applicable if...

    - You are the owner and not them
    - You are making them an offer in hopes of getting them to come down on the price.

    Otherwise, they own it. The price is whatever they decide they want to list it for. What they can realistically get for it is an entirely separate issue.
