Cypher/Warlock: Mr. Fantastic, kind of cheating, but they're a package deal, science and tech, amorphous shape-shifting.
Kate Pryde: Invisible Woman, can help with the science stuff as well.
    Rogue: Thing, strong and sassy
    Iceman: Human Torch, very similar.

    or

    Prodigy: Mr. Fantastic
    Rockslide: Thing
Hellion: Invisible Woman powerset, but Human Torch attitude
WindDancer: Human Torch powerset, Invisible Woman personality

Jean Grey - Invisible Woman. The telekinetic team mom.
Warpath - Thing. The kind-hearted tank.
Sunfire - Human Torch. The arrogant elemental.
Sage - Mr Fantastic. Team genius.

Sunspot - Mr. Fantastic. Leader of the group, master tactician

Frenzy - Invisible Woman. She may not have invisibility but her arms are her force fields.

Penance - Human Torch. Again, the power set doesn’t match up but she’s the personality of the group.

Darwin - The Thing. Figured this spot should be reserved for a physically mutated mutant. Also lovable just like Ben Grimm.

Synch-Mr Fantastic-Spent many years fighting in the Vault. Also has experience leading a team.
    X23-Human Torch-Can bring the pain.
Serafina-Invisible Woman-Has the genius of Mr. Fantastic but not the leadership skills. Her powers have similarities to Invisible Woman and extra.
Maggott-Thing- Tank powers, has the heart and comic relief.

    A Brotherhood version:

Toad - Mr. Fantastic. Toad's actually quite smart and mechanically inclined.
Phantazia - Invisible Woman, although she's also apparently brilliant, and could be in a Mr. Fantastic role
Blob - The Thing - the big bruiser
Pyro - Human Torch, for obvious reasons

What are they up to? Nothing good, probably.

While it wasn't a one-to-one swap, obviously (for one thing, there were five of them), the X-Factor launch with the O5 seemed to lean into a lot of Fantastic Four territory.

The big headquarters in New York, most obviously, but also the matching blue uniforms, and Warren's transformation into a Horseman of Apocalypse put him into the Ben Grimm 'a monster I have become' role, psychologically, while Jean was the Sue, Bobby the Johnny, and Scott and Hank split Reed's roles as leader / team dad and brain between them.

While the super science is the outer layer of the FF, at the heart is that they are a family, and that makes either thr O5 or the Summers family the best fit if you are trying to have a similar book.

The FF are supposed to be a family. I think the best x characters to fill their spot are the ones that have developed a relationship that resembles a family so my team would be:

    Wolverine
    Nightcrawler
    Colossus
    Shadowcat

Synch - while not stretchy, he has the intellect and ability to strategize. He would co-lead with Rachel.
Rachel Summers - Her connection to the Fantastic Four runs deep, as she was partly raised by Sue after the death of Jean (they babysat Rachel a lot) and her obvious connection to the Franklin of her timeline and this one. She would be the primary lead but share strategy with Synch.
Colossus - Thing stand-in and can work well with Rachel and Bobby.
Iceman - Johnny's bestie who also has a crush on him needs to be on the team
